Initial Consultation
An initial free visit to your premises is carried out to discuss your thoughts and ideas, and where necessary I offer my advice, allowing you to explore alternative options you may not have previously considered.
Quotation
Following our meeting, I will provide you with a no obligation quotation for my services. This will also include the likely fees required for the Local Authority consents, and will advise you if a Structural Engineer is required. Giving an estimate of the ancillary costs from the outset allows you to make an informed decision.
Design & Planning
On appointment, I carry out a detailed measured building survey and proceed with the design options. You can select features from any option to tailor your final scheme.
On confirmation of your chosen scheme, I prepare full planning drawings and submit your application. Please bear in mind whilst every effort will be made to obtain planning approval, no guarantee can be given that your application will receive planning approval. Depending on the complexity of the application, the planning process normally takes around 6-8 weeks.
On receipt of a successful planning approval, I commence your detailed design drawings for the Building Regulation/Building Warrant application. This is where the construction detail and annotation is added to your drawings in order to comply with the Building Regulations/Building Standards.
Approvals & Approved Drawings
You will receive the original copies of the Local Authority approvals for your development together with hard copies of the approved drawings. I will also provide you with a pdf version of the drawings for your records, which you may find useful to attach to an email to approach your chosen contractors for a quotation.
